This project was a new stand alone 60,000 square foot medical office building. Healthcare Development Partners was selected as the full-service developer and did provide all development activities – including land acquisition, financing, construction management, and leasing. Healthcare Development Partners owned the building and St. Luke’s entered into a lease for half of the facility and HDP was responsible to lease the remaining space to local physicians.
The major construction challenges revolved around the tight timeframe allowed to complete the project and the site constraints. HDP was responsible for recruiting new physicians to the campus and canvassed competing facilities throughout the Phoenix metro area in order to bring new revenue streams to the hospital.
