Sun Health Ambulatory

Sun Health selected HDP to help guide its ambulatory care strategy into growing markets that surround their current service area. The new stand-alone facility included urgent care, diagnostic imaging, women’s and children’s services, primary care, orthopedics, general surgery, retail pharmacy and lab services.
HDP was selected as the full-service developer for the project, responsible for providing all services including land acquisition, financing and construction. HDP secured all of the equity and debt through conventional construction financing and used conventional construction methods to complete the project.
Under the terms of the transaction, HDP owned the entity in a joint venture relationship with hospital and physician tenants. HDP successfully overcame the challenge of land availability and its associated cost by negotiating a price within the project budget and market rent rates. HDP was able to identify the best location, acquire the land on behalf of Sun Health and determine the appropriate physician mix of services.
Partners included Proteus Group, based in Chicago, who did execute the project’s programming, planning, architecture and interior design.
